FHA Cashout Refi reduced to 85% in calculator, per new
regulations. FHA Loan purpose on the Misc FHA screens now will default to
"3-Refi" if the Purchase Y/N is not "Y" in Work The Deal.
Export FNMA DU file: For Government loans (FHA/VA) the "Type of Refinance"
in the GOA segment will now be populated.

FHA Calculator allows 95% Cash-Out Refi for old loans (AppDate <
4/1/09) otherwise follows the new 85% guidelines for new loans.

Decline Reasons (top left, 3 for HMDA) when selecting "Other" the
line would blank out allowing user to enter the description of what the "Other
Reason" was. Selecting "Other" a second time would have the program simply
enter "Other" for you. This was a little confusing, so now the system
simply plugs in "Other" when you choose it, but still leaves the field editable
if you choose to enter the true description. For HMDA, we only send the
numeric flag "9" for Other, and not the description entered by the user.
New Lead "Receiver" web page (http-secure, your own IIS server required) for
receiving "pushed" leads from 3rd parties, such as Lending Tree or Lower MY
Bills.
Lead Importer will grab the leads from the site, assign an agent and send
notifications via email to the borrower to thank them for applying, and the
agent (et al) to notify of new lead in the database waiting for them. This
uses the Campaign System (next).
New Campaign System: Create email campaigns to fire off at specified
intervals (new lead/loan), idle loans, loan status changes, etc. to keep your
customers (and agents) informed as the process progresses.
Manager Overrides for Locked Rate adjustments. Need to add .25% for a 45
day lock to an "already locked" loan? now you can. Manually
"add/subtract" to the Rate/Margin/Price for any locked file. Includes
space for adding reason for adjustment, and pick lists to hold your common
phrases to speed you along as usual.
New default setting for # of Days to subtract from the lock period when Locking
through the A/U system. Some clients want the loan's expiration period to
be short (i.e. 21 days for a 30-day lock) to ensure they have enough time
post-closing to package and deliver under lock requirements.
Relocking a loan that is already locked prompts to update the lock/expiration
dates, instead of overwriting the expiration info.
FNMA Import now allows Overwrite of Duplicate Loan file (by Application Number
in Lender CaseNo field on 1003).
No more Locking from A/U screen when Work The Deal is Read Only.
Previously anyone could lock the loan at any time (if not yet locked) regardless
of their overall loan access. Now, once WTD is read only (or the Loan file
due to current status) then the lock button will now become disabled, even if
you have relock permissions. You must have "write" (not read only)
permissions for the relock permissions to become effective.
New User Access Flag: Can Lock from ANY ratesheet, not just current
rates/previous lock sheet.
A/U Engine Rates listing (rate/price tab) now offers users the ability to view
the Base Rate/Base Price instead of the Final Values (Rate+Adjustment,
Price+Adjustment) in the grid where they select the rate to lock. This is
helpful to them if they see item(s) listed in the adjustments grid that they can
get around by changing conditions of the loan file, so they can view the actual
"rate sheet" rates/prices with the extra adjustments being included in the
values.

Setting the default value for FHA's Loan Purpose (Misc screen) is
now correctly being applied at the point of starting a loan, or when switching
from a non-fha loan to an fha loan for the first time.
New user access flag: Can Export a Loan file when loan is Read Only.
Corrected issue with printing VA Loan Analysis form where coborrower's other
income wouldn't properly populate the document.

5/07/09 |
Fixed problem with export routine not properly exporting the file
attachments.
Corrected issue with Loan Plan "check" routine causing errors when a field was
incomplete in a default loan plan.
Complete overhaul to the Escrow Account Analysis (for Aggregate Adjustment).
Added the ability to select additional FNMA checkfields on the 1008.
First, the FNMA Project classification options (P-U) can now be selected in the
Misc 1008 screen. Also, the Limited Cash Out option for Loan Purpose can
now be selected in the DU Refi purpose on the middle left side of the 1003 Top
Page 1 screen.
New Default setting for How App is Taken (Face/Mail/Tel/Inet/Blank) in Defaults,
System Setup, General System screen. If you do not make a choice here
after this upgrade, the system will continue to set the initial value to "T" for
Telephone, as it has done for the past 7 years. Now, you may choose blank,
or any other valid option for the new default value.

Fixed Loan Plan error message "LoanspcomloankeyFix is not found"
Updates to Lead Importer and Email Campaign engines. Add'l Merge fields added to
Campaign system. Campaign Engine now runs campaigns as they are added for
1+ Day campaigns, then regular schedule is daily at 1 minute past midnight.
Escrow Screen: Use "Est.First.Payment" if real First Payment (Closing doc info)
is missing, and if both missing, now will use 1st of month, 2 months out, for
first payment due date while crunching data.
Energizer now runs "0-Day" campaigns to be sent when:
a) User changes Status in Lead Detail screen
b) User Starts a Quick-App (whether from lead, or manual entry is treated the same)
c) User changes Loan Status in the normal status screen.

Corrected bug where box 19 wouldn't check on the 92900a1 for VA loans.
Changed Amortization schedule (used by TIL docs as well) for FHA MI to now
calculate the monthly FHA MI like this: Month # 1 = Standard calculation
(flat), Months 2-12 = Average monthly amount for the first year; additional
years use the annual average for all months which require MI based on ltv and
minimum term requirements.
Made changes to FNM Import routine to try and prevent sporadic "problem with
Loansp2 / 3" errors after importing the DU files.

Modified the Lead Details screen to include more fields, such as employer name and
incomes fields.

5/28/09 |
Widened FNMA Case ID Field (Misc 1008 screen) from 20 to 30 characters, and updated DU Export to include that Case ID (TPI-040).
Fixed issue in RepGenII for Excel 2007 prompting user for filename after changing captions.
When this occurred, the user could not see the prompt in Excel, and thus
Energizer appeared to be locked up when really it was waiting for a response to
an Excel prompt.
Added LendingTree funding fields to RepGenII Layout creator field list, for
building reports to send in to LendingTree for tracking/payment.

6/08/09 |
Altered RepGenII to now offer Email To, CC, Bcc and Subject and attach the output file
to an email message to be sent out. This was designed for use by the Email Campaign
engine, to automate memorized reports being sent at specified intervals (hourly,
daily, weekly, etc.). However, this feature also works for users.
Simply check the [x] Email option when performing file exports, and the other
email fields are optional. You can fill them out here, or wait and
complete them in the user friendly Email Compose Message window which will be
presented to the user when the report is done.
Loan Energizer will no apply the StyleSheet when viewing
Compliance Eagle Reports from the File Attachment screen, instead of the CE
Viewer. This way, the CE reports always look the way they are supposed to.
UFMIP (FHA/VA loans only) is now applied to HUD 902 regardless of whether the total
amount is Financed or not. Previously, the HUD 902 value would only be updated
if UFMIP was being Financed (shown in Details of Transaction between Base Loan
and Loan Amount).

Export to Advancial for Wire/Funding is now complete. set up the Advancial URL in Defaults-System Setup-General screen, click [Advancial] at bottom.
Export via Funding Screen by click Advancial button. In the Advancial screen, you may select multiple PDF files to export if you have Adobe Acrobat installed.
Corrected refresh issues on the Escrow screen (Aggregate adjustment). Now it properly recalculates and display the final values when you change items in drop-down list boxes.

7/21/09 |
Credit: Upload Debts engine overhauled. A few occurrences were reported of the upload skipping trade lines, so the routine has now
been updated and some new sorting options have also been added to the Browse-to-Upload screen.
FHA MI: There is now an option in defaults/system-setup/general-defaults screen [x]FHA MI: Use 12 mo. Avg in 1st payment (PITI)
If checked, the system will use the 12-month-average MI payment in the PITI payment for MI. If not checked, the flat calculation will
be used in the same manner as all other loan types. If you toggle this flag in defaults, each user must close Energizer and log back in to
have their session obey the option, since it is only examined at log in time.
When Saving/Emailing PDF files, you will now be presented with a new window when the file has been saved (instead of simple message) which will
give you the option to attach a copy of the PDF to the loan file, if your company has the File Attachment Feature enabled. if not, the attach
button will simply be enabled. This screen will also allow you to preview/open the PDF with a viewer (i.e. Acrobat Reader).
Make sure to close the viewer before continuing, if you are emailing the file, to ensure that the viewer (Acrobat) doesn't lock the file open
and prevent Outlook from attaching the file properly to the outbound email message.

Corrected disappearing County value in Title Companies defaults screen.
Auto-Save of DOC Kits when File Attachment feature is enabled for your system.
Disable "A" (APR) column in GFE screens for ALL users, unless specifically given user-access rights to this item.
This was done to assist in preventing regular users from switching the fee items that affect the APR since
current regulations have become even more stringent.
Added [..] selection button for 1105, Doc Prep Company in the Fees screen.
Auto-calculate Gain On Sale when the Final Price has been modified due to Re-Lock, or offsetting the overrides which affect the final rate.

8/14/09 |
Added user security flags for each HUD-1 Flag column in RegZ/Fees screen. This enables you to design which users are allowed
to change each and every flag in the fees screen (or none!). With lending regulations getting tougher, it is a good idea to restrict most users
from changing the Apr flags, and maybe even other flags as well.
Start QuickApp now sets Loan Officer name in 1003 Interviewer field.
Email Campaigns now offer date ranges, run once, and run now.
When saving PDF files using the Loan Energizer PDF Printer Driver (not Adobe), the temporary work file is built in the user's local "EnTempW"
temporary folder, instead of directly in the place you request to have the file saved at. This is particularly helpful to Terminal Server and
Citrix users who select their local drive (offsite) for the save-as destination. The process to create the file locally (on the server) then
have Energizer copy the file from the Temp folder to the user's requested (local) destination is exceptionally faster for remote users. For
regular users in a LAN environment, this new method has no affect.
De-dup issue for trade lines marked as "DUPLICATES" by DMS in upload
credit report debts has been corrected. This would cause debt to be skipped in certain cases.

8/26/09 |
NMLS License number field has been added for the company, and for all "people" types (Loan Officer, Processor, Underwriter, etc.).
The 1003 has been updated as well to reflect this information.
File Attachment Security Levels have been added. Please contact support for more information.
Removed force requirement in print closing docs screen to print BSI billing statements.
This is now handled directly between the customer and Wolters Kluwer.

8/28/09 |
Loan Energizer will now include Prepaid Interest days from 901 in the term when calculating APR for Apps taken on/after a
specified date, provided an estimated first payment date is entered, or the actual disbursement and first payment dates are filled in. All customers will
automatically have this occur if you leave the defaults setting blank (i.e. do nothing). Customers wishing to skip this should enter 12/31/2099
in the default setting field so the prepaid interest will never be added. See the General System Settings-More Settings screen for details.

Updates to Lead List screen, when filters are changed the grid more actively refreshes to match the filters.
Corrected an issue with the original credit report order sorting of debts. this was getting reset to incorrect values when relinking payoffs.
Report Generator II now includes capability to generate Lead reports for clients who use the Leads module.

9/11/09 |
New setting to force the upload of the latest Scores/AU data when users upload debts, instead of letting them choose. You
can find this checkbox to turn on this option in Defaults/SystemSetup/GeneralSystemSettings - More Settings.

9/16/09 |
PDF Passwords: Now you may apply a secure password to PDF files created with the Loan Energizer PDF Printer driver. This
does not apply to the Adobe PDF drivers, however if both drivers are installed, the Loan Energizer PDF drivers will be used anyway, allowing
you to access this feature. PDF files are encrypted using 128-bit encryption with the password key. You have the ability to set a Master
Password which will also be applied to all PDF files using passwords to enable you to access all secured files internally without having to
know each file's unique password. To set the Master Password, go to Defaults/System Setup/General System Preferences and click [More Settings]
in bottom right corner. This will take affect for each user during their next log in, once the master is set. Passwords are always optional,
on a file-by-file basis when printing.

9/17/09 |
More PDF options have been added. You may now:
* Require Users to supply a password to create a PDF, so they cannot send out an unsecured file.
* Auto-Generate passwords for them, with a variety of Auto-Gen options (last name, SSN, etc.).
* Prevent the users from altering the Auto-Gen passwords, so you know the password integrity is always high on your transmitted files.

9/23/09 |
Email Signatures - uses data for login user (from Users screen) to fill out email signature area (v-card). This is not
enabled by default. You must go to Defaults-System Setup-Users/Security and for each user you wish to have this option, check the box next
to their address, phone, fax, cell and email information.
New HMDA fields have been added for regulatory changes, which affect output (data transmitted out of Loan Energizer for reporting). This
doesn't change the way you use Loan Energizer, just now it gathers more data to report. If you have already performed your HMDA Closeouts
for some of your 2009 data, you will need to Delete those batches, and MAKE SURE to select "YES" for "RESET THE CLOSEOUT FLAG" when deleting
the batches to be able to go back and run the HMDA Closeout again to requery the data for better values to report. Updates have also been
made for the to export to Questsoft (CSV) data output option for customers using the SQL database backend for Loan Energizer.
